Terms and Conditions

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

  • A contract between the guest and the owner will come into existence when the owner receives payment and accepts the guest’s booking. This will be initiated when the owner issues a written confirmation of booking, for the relevant booking dates. The contract binds the guest and all members of their party. Failure to disclose all relevant information, or comply with these terms, may lead to termination of the contract and loss of the booking.
  • A deposit of 15% of the total price is payable at the time of booking. Bookings made less than four weeks before the guest’s arrival date must be accompanied by the full amount of the rental charge, the security deposit of £300.00 and the £75.00 cleaning fee.
  • The balance must be paid so as to arrive no later than four weeks before the commencement of the guest’s booking dates. If the balance is not received by the due date then the guest’s booking will be treated as a cancellation and the deposit will be forfeit.
  • All cancellations must be immediately notified by telephone and then by email. If the guest cancels the booking less than four weeks before it is due to start then the deposit will be forfeit.
  • The guest’s booking will not be cancelled by the owner, except in exceptional circumstances. Notification will be given of the cancellation as soon as possible and the owner will promptly refund all payments made for their booking. The owner’s liability for cancellation will be limited to payments made to the owner.
  • The number of persons using the accommodation at any time must not exceed eight and only those people listed on the booking form can occupy the house. It is possible for numbers in excess of eight to stay, but only with prior written agreement. The owner reserves the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • Bookings cannot be accepted from persons under eighteen years of age.
  • The owner reserves the right to refuse a booking without giving any reason.
  • The owner, or their representative, reserve the right to enter the house at any time to undertake essential maintenance or for inspection purposes.
  • Booking periods normally commence at 3.00pm (unless otherwise agreed in writing) and guests are required to vacate the house by 11.00am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • Smoking and pets discovered anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the guest’s expense. Smoking is permissible outside the house.
  • Damage deposit – in making a booking the guest accepts responsibility for any theft, breakage or damage caused by them, or any member of their party, and agrees to indemnify the owner in full for any loss incurred. The security deposit will be £300.00 (payable in addition to the booking fee), which will be returned within 3 working days of the end of your booking, less the cost of damage/breakages.
  • Damage to property – Please treat the facilities & accommodation with due care, so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately, so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them, or advise us before you leave. The accommodation will be inspected at the end of the booking period and the guest may be charged for any loss or damage found.
  • The owner requests that guests lock the doors and close the windows when the property is left unoccupied.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the guest leaves the property in an unacceptable condition. Photographic evidence of such will be provided.
  • Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement keys and locks will be charged to the guest.
  • The client may in no circumstance re-let or sub-let the property, even free of charge.
  • The internet connection is available (at no extra cost) subject to technical availability.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building and grounds. Please advice the owner immediately should there be any problems in the property.
  • All inventory must not be removed from the property. The property has a basement, which is locked – the basement is utilised for storage by the owner and does not form any part of this contract – the sunken patio outside of the basement may be utilised by guests for their enjoyment.
  • Children under 18 must be supervised by their parents/guardians at all times.
  • We reserve the right to terminate a booking without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of neighbours.
  • Any problem or complaint, which the guest may have concerning their booking must be immediately reported directly to the owner, or their representatives, and the owner will deal with such reports promptly and to the best of their ability. Any complaints not reported to the owner when the tenant is in occupation and reported after the tenant has concluded the booking will not be considered by the owner.
  • This property is privately owned. The owner expect all guests to enjoy the facilities and treat the property with respect.
